Why read the property registry before signing a contract?

Autumn is moving season. A month or two after the semester starts, many international students move out of the dorms and look for a room. When you go to sign the contract, the real estate agent first hands you a sheet of paper. "This is the registry copy." It even listed the landlord's name and debt information, so the international student was startled. ## Anyone can see information about someone else's home The property registry certificate is like a resident registration card for a house. It states who the owner is and whether the owner has borrowed money from a bank using the house as collateral. Anyone can get one as long as they know the house's address. It takes just a few minutes on the Internet Registry Office website, and there is a small fee. Please check the amount on the website. ## Why Should Tenants Read It First? In Korea, many homes require a large deposit. The landlord returns the deposit when the contract ends. But if a home has a lot of bank loans against it, known as a 'geunjeodang' (mortgage lien), problems can arise. If the home goes to auction, the bank gets paid first, and the tenant may come after that. That's why Koreans consider it common sense to read the documents before signing. It's also the reason they don't just trust the documents the landlord shows them and get copies themselves. Because the contents of the documents can change. ## Just check these - Check that the owner's name matches the landlord you're signing the contract with. - Check whether there is an item called '근저당권' (a mortgage). - Get a fresh copy once more close to the contract date and the final payment date. It's okay if there are a lot of words you don't know. Take your documents and ask the international office or the foreign student support center at your school. The person who reads the contract carefully before signing is the one who keeps their deposit.
